Case Study 1

THE DOVECOTE, CHESHIRE

We were approached by a local builder to provide an underpinning solution to a dovecote that had showed signs of subsidence with one corner of the tower slightly leaning and significant cracks through the external walls, so that it could be renovated into a private residence.

We therefore proposed a mass concrete traditional solution that also incorporated steel plates beneath the existing footings which then span from underpinning bay to bay so that when excavations were carried out, the load transfer was maintained.

Upon completion of the underpinning works, we carried crack repairs utilising 1.0m long helibars, resin injection and re-pointing of the affected areas.

All works were completed within an agreed 3 week contract period.

Case Study 2

LAKEVIEW HOUSE, CUMBRIA

We were approached by a private client who was looking for a single storey building to be constructed adjacent to the lake.

With the ground being very soft sand and gravel mix, we installed 150mm diameter bottom driven steel cased minipiles to a depth of 7.0m. A 450mm wide by 300mm deep reinforced concrete ground beam was then cast on top of the piles and proud of the existing ground level so to allow for storm surge on the lake.

All works were completed within a 1 week contract period.

Case Study 3

THE VINE HOUSE, HIGH STREET, WELFORD ON AVON

We were approached by a private client who required structural strengthening works to his property. The original building dated back over 250 years old and was showing signs of roof spread, which in turn was resulting in the external walls requiring additional support.

The proposed scheme, designed in conjunction with Helifix Ltd, was to install HD Bow Ties drilled through the external walls and noggins between the original oak beams, so that the external walls were then tied into the internal structure. Cem Ties were also installed externally into the internal walls to provide additional bracing. Where there were substantial cracks to the brick walls, Helibeam system was also installed, so that both the bar and resin tied the brickwork back together.

We were also contracted to carry out the re-pointing of the lime mortar joints to the front, side and rear elevations, which required careful consideration as the rear elevation was within the neighbour's boundary. This provided many hurdles as the neighbouring garden was on two levels as well as the siting of their central heating oil tank and pipework to the dwelling.

All works were completed within a 6 week contract period and to both the client's and neighbours approval.

Case Study 4

15 WHITEFIELD CLOSE, WANDSWORTH, LONDON

We were approached by a loss adjustor to provide a full package for a property in London. The three storey dwelling was being affected by subsidence and required underpinning and therefore a piled drop needled slab was designed, utilising 200mm diameter open hole augered piles to a depth of 9.0m. Whilst the underpinning operation was being undertaken, the drainage system below the property was required to be taken out and re-laid due to extensive damage.

Upon completion of the underpinning, structural strengthening works were installed by means of Helifix HD Bow Ties to the gable end wall, tied into the first floor joists, as well as extensive Helibar stitch repairs to both internal and external walls. Where internal walls were found to be in too severe a condition to repair, these were removed and replaced with fully insulated stud walls.

Where existing windows and doors were beyond repair, replacement units were installed to the clients specification. Upon inspection of the roof, this required to be totally stripped, re-felted, new roof tiles fitted and loft insulation installed.

Upon completion of these works, the entire property was plastered including artex to all ceilings and walls subsequently painted to the clients choices. A new kitchen including appliances was also fitted, along with the replacement parquet flooring to the entire ground floor. All electric and gas fittings were checked for their compliance, together with the re-commissioning of the boiler system.

Externally, front and side paving slabs were re-laid, together with the patio to the rear garden. Front and rear lawns were also reseeded and landscaping maintained back to their original condition.

All works were carried out and completed within the 5 month contract period permitted by the insurance company.

NURSING HOME, PRESTON

We were approached by a local builder to provide a piled foundation for the proposed single storey extension to an existing nursing home.

150mm diameter bottom driven steel cased minipiles were installed to a depth of 6.0m. A 450mm wide by 300mm deep reinforced concrete ground beam was then cast on top of the piles.

All works were completed within a 3 day contract period.
